New Regent Street, Christchurch

New Regent Street is one of Christchurch’s most distinctive central streets, known for its compact scale, pastel colors, and almost theatrical sense of design. Opened in 1932, it was created as a unified shopping development. The project was developed by Regent Street Limited, with the 40 two-story shops designed by architect Francis Willis in the Spanish Mission Revival style. Its shaped gables, arched openings, medallions, tiled window hoods, barley-twist columns, and roofed arcades give the street a character sometimes compared with southern California or Granada.

The name also has a small story behind it. “Little High Street” was suggested early on, referring to nearby High Street, while the developers preferred “Regent Street,” after London’s famous planned street. Because Christchurch already had a Regent Street in Sydenham, the compromise became New Regent Street. The idea of grouping small shops into a planned commercial complex was advanced for its time, and the street is often described as a forerunner of the modern shopping mall. Today, its cafés, bars, shops, gelato stops, and outdoor seating make it a relaxed place for a short wander, a coffee break, or people-watching.

New Regent Street is also strongly associated with the Christchurch heritage tram. The street was closed to traffic and pedestrianized in 1994 in preparation for the tram’s return, and the tram began operating through the street in February 1995. Its passage between the pastel façades has since become one of the classic images of central Christchurch. The buildings are listed as Category I heritage items by Heritage New Zealand, and the street as a whole is also recognized as a historic area.
